Buying a home built before 1978? Federal law gives you a 10-day window to test for lead before you're locked in. We can test inside that window and tell you what you're really buying, especially if kids will live there.
Licensed Ohio risk assessor | Serving all of Cuyahoga County | Fast turnaround
A pre-purchase lead test makes the most sense when any of these are true.
Lead paint was banned for homes in 1978. Most homes in Cleveland, Lakewood and the inner-ring suburbs are older than that.
Children under 6 are most at risk. Lead dust from old windows and floors is the usual source.
Any pre-1978 rental in Cleveland needs a Lead Safe Certificate. It's better to know the cost before you buy.
Federal rules protect buyers of homes built before 1978. Here is what they mean for you.
A 10-day testing window. Sellers must give buyers 10 days to do a lead inspection or risk assessment. You can waive it or agree on a different timeframe in writing, so don't sign it away by accident.
Disclosure. Sellers must tell you what they know about lead paint and hazards in the home and hand over any lead reports they have.
A warning in the contract. Your purchase agreement should include a Lead Warning Statement and the EPA pamphlet "Protect Your Family From Lead in Your Home."
A general home inspection isn't a lead test. Home inspectors usually don't test for lead. You need a licensed lead risk assessor.

Can you test within my 10-day window?
Usually, yes. Call as soon as your offer is accepted and we'll schedule to fit your deadline.
What's the difference between a risk assessment and a lead inspection?
A risk assessment finds lead hazards, the lead that can hurt someone right now. A lead inspection finds lead paint anywhere in the home. Our risk assessment vs. inspection guide explains more.
If you find lead, should I walk away?
Not necessarily. Many older homes have some lead. The report shows how serious it is and what fixing it involves, so you can negotiate or plan instead of guessing.
Is there help paying for lead repairs?
Cleveland and Cuyahoga County have lead repair programs for eligible homes. See our grants and incentives guide.
What areas do you serve?
Cleveland and all of Cuyahoga County, including Lakewood, Cleveland Heights, Parma, Euclid and Shaker Heights.
