Frequently Asked Questions

Answers to the most common questions about lead risk assessments and Lead Safe Certification in Cleveland.

Why Lead Testing Matters

Why do I need a lead risk assessment?

Homes built before 1978 may contain lead-based paint, which becomes dangerous when it deteriorates into dust or chips. Lead exposure is especially harmful to children under 6 and can cause permanent brain damage, learning disabilities, behavioral problems, and stunted growth. The CDC has found there is no safe blood lead level. Cleveland's housing stock is overwhelmingly pre-1978, and local children have elevated blood lead levels at roughly four times the national average. A lead risk assessment is a way to identify potential hazards before they can harm residents.

Is my property required to have a Lead Safe Certificate?

If your rental property was built before 1978, Cleveland's ordinance requires you to have a valid Lead Safe Certificate before you can legally rent it.

What happens if I don't get certified?

The city actively enforces this ordinance. Landlords without a valid certificate can face tickets, fines, and ongoing violations. These costs can add up quickly and possibly far exceed the price of an inspection.

How long does a Lead Safe Certificate last?

Both our Basic and Premium assessments qualify your property for a 2-year Lead Safe Certification in Cleveland. If you have performed a complete renovation on your property and abated all lead-based paint, a 20-year certification may be an option — call us to discuss.

Assessment Options

What's the difference between the Basic and Premium assessment?

Both meet Cleveland's certification requirement, but they differ in how they treat chipping or peeling paint. With a Basic assessment, any deteriorated paint is automatically classified as a lead hazard, which can mean more required remediation. Our Premium assessment uses an XRF (X-ray fluorescence) device to actually test whether that paint contains lead, eliminating false hazards and often saving thousands in unnecessary remediation costs.

What is XRF testing, and why does it matter?

XRF (X-ray fluorescence) is a device that determines whether paint actually contains lead, rather than assuming any deteriorated paint is hazardous. Very few firms in Cleveland offer this, since the equipment requires a significant investment and specialized training. In most assessments, it eliminates a number of flagged hazards that turn out to be lead-free, lowering remediation costs. The Premium assessment often pays for itself as a result.

Which option should I choose?

We recommend the Premium assessment for most homeowners, since XRF testing typically pays for itself by eliminating unnecessary remediation work.

Scheduling & What to Expect

How do I schedule an assessment?

Call (440) 773-4331 or book online. We're typically able to come onsite the next day.

How long does the whole process take?

Most single-family assessments take about 90 minutes onsite. For each additional unit on a property, we typically budget about 60 minutes onsite. Once we've left your property, we send collected samples to an accredited lab, which takes about a week to analyze results. Once we get results back, we only need about a day to turn around your report.

How can I prepare for my assessment?

We put together a free guide, "How to Prepare for Your Lead Risk Assessment," available as a download on our site, walking you through what to do beforehand.

What happens if hazards are found on my property?

We'll record in detail what hazards exist and where, along with remediation options. As lead risk assessors, we don't perform remediation work ourselves so we can stay unbiased in our assessment, but we can point you toward vetted contractors. Once work has been performed, we'll conduct a clearance examination to confirm all hazards have been properly addressed.
