Service Terms

Lake Erie Lead Services LLC
Effective Date: October 12, 2026

These terms apply to all lead risk assessments and clearance examinations booked with Lake Erie Lead Services LLC (“we,” “us”). By booking, you (the property owner or the owner’s authorized agent) agree to them.

1. What You’re Booking

A lead risk assessment or clearance examination performed by an Ohio-licensed lead professional. We inspect the property, collect samples, send them to an accredited lab, and give you a written report.

Photos of the property’s interior and exterior are a required part of our reports. By booking, you agree that we may take these photos and include them in your report.

2. What an Assessment Can and Can’t Tell You

Results reflect the conditions on the day of our visit and the specific locations we sampled. An assessment does not guarantee that lead is absent from areas we didn’t sample, and it does not cover conditions that change after our visit, such as new paint damage.

3. No Guaranteed Outcome

We report what we find. We can’t guarantee that a property will pass, or that the City of Cleveland or any other agency will issue a certificate. Those decisions belong to the agency.

4. Failed Results and Re-Tests

If a property doesn’t pass, the original fee is still owed. Re-testing after repairs is a separate visit, charged at $300 per unit.

5. Access

You’re responsible for making sure we can get into every unit and area being tested at the scheduled time. If we can’t complete the visit because of access problems, it’s treated as a no-show (see section 6).

6. Cancellations and No-Shows

Cancel or reschedule at least 24 hours ahead at no charge. Cancellations within 24 hours of the appointment, and no-shows, are charged $100 per unit.

7. Payment

Payment is due when we send you your report.

8. Reporting and Disclosure

We file reports with the City of Cleveland, and with other agencies where the law requires it. We can’t leave out or change results at a customer’s request. Federal law requires property owners to disclose known lead hazards to tenants and buyers.

9. Yard Sign

Once the City of Cleveland certifies your property as lead safe, you agree that we may place a small Lake Erie Lead Services yard sign on the property for a limited time. If you’d prefer we didn’t, just let us know.

10. Limit of Liability

Our total liability for any claim related to our services is limited to the amount you paid us for that service.

11. Ohio Law

These terms are governed by the laws of the State of Ohio.
